What Makes a Good Short Term Rental in Dublin City?

That’s a question we get asked on a daily basis from curious landlords looking to get involved early in an ever expanding market.

Location, Location, Location

The first questions on a new landlord enquiry for Swipe Property is “Where is your property located?” Currently we have a growing need for properties around the Docklands both North and South of the Liffey. However we also have a number of new corporate Blue Chip companies looking for units in West Dublin and the Sandyford.

Good Furnishings

As the majority of our rentals average a term of 6 weeks having comfortable furnishings is a must. Most of our short term visitors are happy with IKEA range upwards but if your property is a mix and match of 70’s & 80’s furniture it’s probably safe to say you’re not going to be a match for Swipe Property.

Public Transport
Your property will most likely be either the first stop of a relocated professional before finding a permanent home and therefor our guests are more likely to use public transport within the first 6 weeks. Having a property close to DART, LUAS and Bus routes is definitely a bonus. In saying that we are also hearing great reviews for the Dublin Bike Scheme.

Safety
Our professional and corporate tenants are new to the country and the city so feeling safe is a number one priority. Intercom systems, alarms and even communal area lighting and CCTV is a big plus for some of our female and male guests.

Local Amenities
New in town and not being close to shops, restaurants and cafes can be a big minus for our guests so being close to a selection is a large draw.

A Clean Property
As obvious as it sounds you would be surprised by some of the units we have to turn down for short term rentals which are not cleaned. We are talking about just having a superficial clean and expecting our corporate guests to stay here. Typically speaking we like to have the same standards as a hotel. But don’t despair if your unit is not to this standard we can have our team Deep Clean your apartment or house. Any of our guests would normally also have the property serviced by our cleaning team weekly.

Working Kitchen Appliances & Electrics
This really is a must and ranges from the toaster to the Fridge Freezer working efficiently and effectively? Once again we have a team of appliance repair contacts in the case of any repairs needed.

Fire and Carbon Monoxide Alarms
Fire alarms are a requirement by law and we also recommend a carbon monoxide alarm in all our units as a standard.

Good Insulation & Heating
We would prefer to view a properties BER cert but if this is not available a site visit by one of the team is sufficient to establish the above.

Lots more areas make a great property but using this as a starting point can qualify your rental property in or out.
