Report a repair

Something broken in a property we manage? Tell us here. It takes about two minutes, you do not need an account, and photos help us get the right person out first time.

Report a repair now or call 01 525 2353

Office hours: Monday to Friday, 9am to 5.30pm. Emergencies are dealt with outside those hours — see below.

Is it an emergency?

If you smell gas: leave the property, do not touch switches, and call Gas Networks Ireland on 1800 20 50 50. They run a 24-hour emergency line. Tell us afterwards.

Also treat as an emergency: water coming through a ceiling, no heat or hot water in winter, a door or window that will not secure, exposed wiring, or anything that makes the property unsafe to stay in.

Report it on the form — safety wording is picked up automatically and pushed to the top of the queue — and if it is out of hours, call the office number as well. It diverts.

What happens after you report it

Every repair goes into the same system, so nothing depends on somebody remembering a phone call.

01

It is logged

Your report gets a reference the moment you submit it, with your photos and access notes attached. Nothing sits in an inbox waiting to be noticed.

02

We match it to the property

Someone in the office confirms which property and tenancy it belongs to, and sets the priority. Anything flagged as a safety issue is raised automatically before a person even looks at it.

03

Someone is assigned

Our own maintenance team where it suits, a vetted contractor where it needs a trade. They get the details and your access times directly.

04

You are kept posted

Updates come by email as the job moves. If we need to arrange access or ask you something, that comes to you rather than going quiet.

05

It is closed off properly

The job is only completed once the work and the cost are both recorded against the property. That is what stops repairs quietly disappearing.

Still waiting?

If a repair has gone quiet, or something has got worse since you reported it, tell us — a second report on the same property is far better than waiting politely.

Three things that get it fixed faster

The full address

Including the apartment or flat number and the building name. Half the delay on a repair is working out which door to knock on.

A photo or two

A picture tells a plumber whether to bring a part. It is the single biggest difference between one visit and three.

When you are in

Tell us the times that work and whether we may use our keys if you are out. Access is the other half of the delay.

If you are the landlord, not the tenant

This is the same system we would run for your property. Every repair logged against the address with photos, a priority and an audit trail. Every cost recorded against the tenancy, so your year-end figures are not reconstructed from memory. And nothing spent above the limit you have agreed with us without somebody asking you first.

How our management works

Thinking of switching?

If repairs on your properties currently live in a WhatsApp thread, that is usually the thing that finally pushes landlords to move. Worth a conversation.

Common questions

Do I need an account or a password?

No. The form is open — put in the address, tell us what is wrong, add a photo if you can, and leave a phone number so we can arrange access.

What counts as an emergency?

Gas, flooding, no heat or hot water in winter, exposed wiring, or a property that cannot be secured. If you smell gas, leave and ring Gas Networks Ireland on 1800 20 50 50 first — that is a 24-hour line and it comes before telling us.

What if it happens at the weekend?

Report it on the form, and for anything urgent ring the office number as well. It diverts out of hours.

Will I be charged for a repair?

Repairs that are the landlord’s responsibility are not charged to you. Damage caused by the tenancy is a different matter and would be discussed with you directly — never added quietly.

Can I report a repair for a property you do not manage?

We can only deal with properties under our management. If you are not sure whether that is us, send it in anyway and we will tell you.

I would rather just phone.

That is fine — the number is at the top of this page. We will put it into the same system at our end so it is tracked the same way.

Is this how your repairs are handled?

Logged, prioritised, assigned and costed — rather than a text message to whoever answered last time. We manage properties across Dublin and the maintenance side is where most landlords notice the difference.
