Property Management

Being a landlord changed in March 2026, and again in September. What you can charge, when you can review it, and whether you can take your property back all work differently now.

We manage 100+ homes across Dublin for landlords who would rather not carry that. You keep the asset and the oversight. We take the day to day.

What the 2026 rules mean for your property

Most landlords we speak to have heard the headlines and are not sure which parts apply to them. Briefly:

Rent increases are capped, tightly

All of Dublin sits in a Rent Pressure Zone. Rent can be reviewed once a year, capped at the lower of inflation or 2%. Newly built apartments are treated differently.

Resetting to market rent is conditional

Only in specific circumstances, and the figure has to be justified against the RTB rent register with real comparables. Setting it on instinct is what gets landlords in front of the RTB.

Ending a tenancy depends on how many you have

Four or more tenancies, or any company landlord, and you can no longer end a tenancy to sell, move in, house family or refurbish. Three or fewer keeps those grounds.

Registration asks for more than it used to

Bed spaces, floor area and BER now sit alongside the usual details, because they feed the register other landlords benchmark against.

We handle all of this as part of managing your property — and we will tell you where you stand before you sign anything with us.

What is included

No tiers, no menu. One managed service.

Finding the tenant

  • Appraisal benchmarked against RTB register data, not a guess
  • Professional photography, listed on Daft and MyHome
  • Accompanied viewings — we attend, you do not
  • Employment, references and affordability checked
  • Lease, RTB registration, deposit lodged and protected

Running the tenancy

  • Rent collected, arrears chased the day they arise
  • One monthly statement: rent in, costs out, what lands
  • Maintenance through trades we have used for years
  • An agreed spend limit you set
  • Quarterly inspections, written up with photographs

Keeping you compliant

  • RTB registration and annual obligations
  • Rent reviews calculated and served within the caps
  • Minimum standards flagged before an inspection, not after
  • Notices served properly when a tenancy has to end
  • Records kept in order for your accountant

Managing from outside Ireland

A good share of the properties we manage belong to owners living abroad. Non-resident landlords have obligations an Irish-resident landlord does not, particularly around how tax is handled on rent. We are the point of contact on the ground — viewings attended, maintenance authorised, inspections done, everything visible whatever the time difference.

Already with another agent?

Switching is more straightforward than most landlords expect. Check the notice period in your current agreement, tell them in writing, and we handle the rest — the tenancy file, the deposit, the RTB records, the introduction to your tenant. It costs you nothing and the tenancy carries on uninterrupted.

Questions landlords ask us

What does a property management agent actually do?

Everything between you and the tenancy: setting the rent, finding and vetting the tenant, the lease and RTB registration, collecting rent, handling maintenance, inspecting the property, keeping you compliant, and ending the tenancy properly if it comes to that. A letting-only service stops once a tenant moves in. Management continues for as long as you own the property.

How much does property management cost in Dublin?

It is charged as a percentage of the rent collected, and it varies with the property, the number of units and the level of service. We give you a figure at the free property visit, in writing, with nothing added to it afterwards.

Do I have to register with the RTB if I have an agent?

The obligation stays with you as landlord, but we do the registration and keep it current — including the bed spaces, floor area and BER now required.

Can I still sell my rental property?

You can always sell. What changed is whether you can end the tenancy in order to sell. With four or more tenancies, or through a company, you cannot — the property sells with the tenant in place. With three or fewer, that ground is still open, subject to conditions.

We walk the property, tell you what it should realistically rent for, flag anything that would fail an inspection, and explain what managing it would involve. No charge, no obligation.
