What should your property rent for?
Get a range on screen now, from what comparable Dublin homes are actually achieving. Then, if you want it confirmed, we come and walk the property.
Most landlords are either undercharging without realising it, or pricing where the property sits empty for six weeks. Both are expensive, and the second one more so.
What you are permitted to charge is a separate question
All of Dublin is a Rent Pressure Zone. For a property already let, the increase is capped at the lower of inflation or 2% once a year. Market rent applies only at a new tenancy, in defined circumstances, and has to be justified against the RTB register. We will tell you both numbers — what it is worth, and what you can legally set.

How we price a property
Real comparables
What similar properties in your electoral area have actually let for — matched on bedrooms, floor area and BER, the same basis the RTB register uses.
The property itself
Condition, layout, heating, furnishing and what a tenant will compare it against this month. Two identical apartments do not always let for the same rent.
What it would cost to do better
If a weekend of work would move the rent, we say so and give you the figure. If it would not, we say that too.
Common questions
Is the figure on screen a valuation?
No. It is a guide based on comparable Dublin lettings, to give you a realistic starting point in a few seconds. A proper appraisal means someone standing in the property.
How much can I increase the rent on an existing tenancy?
In a Rent Pressure Zone, once every twelve months, by the lower of inflation or 2%, on the RTB’s own notice form with at least 90 days’ notice.
Does the appraisal cost anything?
No, and there is no obligation to use us afterwards.
How long does it take?
We will usually be at the property within a few days, and you get the figure in writing after the visit.
