Letting in Coolock

We are a Dublin agency with our people in the city, so Coolock is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.

Renting in Coolock

Coolock sits along the Malahide Road between Artane and Donaghmede, and it is family housing almost all the way through.

The stock is predominantly terraced and semi-detached homes built from the late 1950s through the 1970s across Bonnybrook, Kilmore, Priorswood and Coolock village, with newer developments filling in since. Three-beds are the standard unit; gardens are generous by Dublin standards.

The Malahide Road and Oscar Traynor Road carry frequent buses into the city, the M50 and Dublin Airport are both close, and Northside Shopping Centre serves the area. Significant residential development on the Oscar Traynor Road lands has been in planning for years and will change supply locally when it lands.

What that means for a landlord here

Tenant demand here is families and working households who want space and a school run, and they stay. Long tenancies mean fewer voids, which is where the real money is lost in this business — but they also mean wear, and a property let for five years needs a realistic maintenance budget rather than an optimistic one.

Because the stock is older, minimum standards and BER are the first things to look at. We will tell you what needs doing before you advertise, not after a tenant moves in.

What rents look like around here

Daft’s Q1 2026 figures put a three-bed house across north Dublin city at roughly €3,180 a month. Coolock sits below that, and anyone quoting you the regional average for a house here is quoting the wrong number — it is an asking-rent figure pulled upward by areas closer to the coast and the city. What closes the gap is condition. Bringing an older house up to minimum standards is usually the difference between the rent you have been quoted and the rent you will actually be paid.
