Letting in Santry

We are a Dublin agency with our people in the city, so Santry is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.

Renting in Santry

Santry is shaped by what is around it rather than by its own housing: the airport, the Swords Road corridor into the city, Omni Park, and the business parks at Northwood and Santry Demesne.

The housing is a genuine mix. Older semi-detached and terraced homes around Santry village and Shanliss sit alongside a substantial and still-growing body of purpose-built apartments and duplexes, particularly around Northwood and Santry Cross. The two halves let to different people at different speeds.

Tenant demand leans towards aviation and airport-adjacent workers, staff at the business parks and hospitals, and professionals who want a short run into the city on the Swords Road bus corridor. Shift work is common, which is worth knowing when you are matching a tenant to a property.

What that means for a landlord here

Apartments here turn over faster than houses and are more sensitive to price — a hundred euro a month in the wrong direction shows up as an extra month empty. Houses behave more like the rest of the northside: slower to let, longer to stay.

If your property is in a managed development, your returns depend on the owners’ management company and its service charges as much as on the rent. Check the accounts and the sinking fund before you buy, not after.

What rents look like around here

A two-bed apartment across north Dublin city was asking around €2,444 a month in Daft’s Q1 2026 report, with three-bed houses nearer €3,180. Santry’s newer schemes sit close to that apartment figure. The number that actually decides your return here, though, is the service charge rather than the rent — a strong headline rent in a development with an underfunded sinking fund is not the return it appears to be. We would rather look at both together before telling you what the property is worth letting.
