Letting in Finglas
We are a Dublin agency with our people in the city, so Finglas is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.
Renting in Finglas
Finglas is one of the larger residential areas on the northside and one of the more affordable places in Dublin to own a rental property, which is exactly why the yields can look attractive on paper.
The stock is largely local authority-built terraced and semi-detached housing from the 1950s and 1960s across Finglas East, West and South, with private estates layered in later and newer schemes around Charlestown and Jamestown. Two and three-bed houses are the norm; purpose-built apartments are limited.
Access is good — the M50 is close, Charlestown Shopping Centre anchors the north end, and the bus corridors down the Finglas Road run into the city. A Luas extension to Finglas has been planned for some years; it is not built, so it should not be priced in.
What that means for a landlord here
Demand is family-led and consistent. The trade-off is that purchase prices and rents are lower than the inner suburbs while the management workload is not, so a property here is only a good investment if it is actually managed — arrears chased the day they arise, repairs handled quickly, inspections done and documented.
Property condition is the recurring issue. Housing of this age and type frequently needs work to meet the minimum standards for rented accommodation, and doing it before letting is far cheaper than doing it after a local authority inspection.
What rents look like around here
The Daft Q1 2026 figure for a three-bed house across north Dublin city is about €3,180 a month, and Finglas is one of the areas that average flatters. It is a regional asking rent, weighted by places with quite different stock. The realistic figure here turns on the condition of the house and on how the tenancy is run — a slightly lower rent paid on time every month beats a higher one you spend the year chasing, and that difference is worth more than any number in a quarterly report.
Letting and managing in Finglas
This is an area where the management matters more than the marketing. We vet applicants on employment, references and affordability, collect the rent, deal with maintenance through trades we have used for years, and keep the RTB registration and notices right.
