Letting Agents in Drumcondra
Red-brick terraces, DCU on the doorstep and a fifteen-minute bus to town. Drumcondra rarely struggles for tenants.
Letting in Drumcondra
We are a Dublin agency with our people in the city, so Drumcondra is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.
Renting in Drumcondra
Drumcondra is one of the most reliable letting markets on the northside, and it is demand rather than supply that makes it so.
The stock along Drumcondra Road, Botanic Avenue and the roads off them is largely Victorian and Edwardian red-brick terrace and semi — high ceilings, long gardens, and a lot of houses that were subdivided decades ago. Behind them sit 1930s and 1950s semis, and there is a growing amount of purpose-built apartment space closer to the canal.
Three things drive tenant demand: DCU’s All Hallows campus and the wider student population, the hospitals and the city centre professionals who want a fifteen-minute bus rather than a commute, and Croke Park, which changes the character of the area entirely on match days.
What that means for a landlord here
You can generally let quickly here, which makes it tempting to price on instinct. That is a mistake in a Rent Pressure Zone: the rent you set at the start is the rent you are largely stuck with, and it can only be reviewed once a year within the cap.
The other thing to be careful about is subdivision. A lot of the larger houses have been split into units over the years, and the rules on standards, fire safety and registration are different for each tenancy. If you have bought a house that was previously let in parts, get it looked at before you advertise.
What rents look like around here
Across north Dublin city, Daft’s Q1 2026 figures put a two-bed apartment at roughly €2,444 and a three-bed house at around €3,180. Drumcondra tends to sit at the upper end of that spread rather than the middle — it is close in, well served, and demand from DCU and the hospitals barely softens. But those are regional asking rents on newly advertised properties, so treat them as a ceiling worth testing rather than a figure to put straight into an advert. If the house has been let in parts before, the numbers change again.
Letting and managing in Drumcondra
We price against what comparable properties are actually achieving rather than what is being asked, photograph the property properly, list it on Daft and MyHome, attend every viewing and reference every applicant. If you want it managed after that, we collect the rent, handle the repairs and keep the RTB side right.
