Renting in Glasnevin

Glasnevin is a settled residential area that happens to sit beside one of the largest universities in the country, and the letting market reflects both halves of that.

The housing is mainly 1930s to 1950s semi-detached — Ballygall, Griffith Avenue, the roads off Glasnevin Hill — with well-established gardens and the maintenance profile that comes with houses of that age. Alongside it there is a substantial and growing body of purpose-built apartments, which behave like a different market entirely: lower maintenance, faster turnover, more price-sensitive tenants.

DCU’s main campus is the biggest single driver of demand, followed by the hospitals, the city centre bus corridors down Botanic Road and Ballymun Road, and the general pull of the Botanic Gardens and Griffith Park for families.

What that means for a landlord here

The split matters when you set expectations. A three-bed semi off Griffith Avenue is a family let: slower to fill, longer to stay, heavier on maintenance. A two-bed apartment near the campus is the opposite. They are not the same investment and should not be managed the same way.

If you are letting to students or sharers, be clear about whether you are creating one tenancy or several — it changes your obligations, your registration and what happens when one person leaves.

What rents look like around here

Daft’s Q1 2026 figures for north Dublin city put a three-bed house at about €3,180 and a two-bed apartment at roughly €2,444. Glasnevin straddles both in a way few areas do, and the distance between the older houses around the village and the newer schemes near the campus is usually wider than a regional average suggests. Which side your property sits on tells you more about what it will achieve than the postcode does — and, as above, the two are not the same investment.
