Letting Agents in Phibsborough
Walking distance to town, a teaching hospital and a university campus on the doorstep. Phibsborough lets itself — the work is in pricing and vetting it properly.
Letting in Phibsborough
We are a Dublin agency with our people in the city, so Phibsborough is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.
Renting in Phibsborough
Phibsborough is one of the densest rental markets on this side of the city, and one of the few northside areas where a tenant can genuinely walk into town.
The stock is predominantly Victorian red-brick terrace, a great deal of it long since divided into flats and bedsit-era units that have been brought up to standard at varying speeds. Around it there are period houses still in single occupation, newer apartment blocks along the canal, and the ongoing redevelopment around Phibsborough Shopping Centre.
Demand comes from three directions and rarely slackens: TU Dublin’s Grangegorman campus, the Mater Hospital and the health workers around it, and city centre professionals priced out of Dublin 1 and Dublin 2. Dalymount Park and the Royal Canal give the area its character.
What that means for a landlord here
The subdivided stock is where landlords get caught. If a house has been split into units, each tenancy has its own registration, its own standards obligations and its own fire safety requirements, and the rules have tightened considerably. Inheriting or buying a property that was let in parts is not the same as buying a house.
The second issue is turnover. Student and healthcare tenancies churn more than family lets, and every changeover is a void, a clean and a re-advertise. A slightly lower rent to a tenant who stays two years usually beats a higher one that resets every August.
What rents look like around here
Daft’s Q1 2026 figures for Dublin city centre put a one-bed apartment at around €1,966 and a two-bed at about €2,651. Phibsborough falls inside that area, but much of its stock is subdivided period housing rather than purpose-built apartments, and those do not price the same way. Whether the subdivision was done with planning, and whether each unit meets standards and fire safety requirements, affects what you can lawfully charge far more than any regional average does. Establish that first; the rent follows from it.
Letting and managing in Phibsborough
We reference every applicant properly — employment, previous landlord, affordability — because in a high-demand area the temptation is to take the first person who offers. That is how arrears start.
