Letting Agents in Cabra
Solid family housing on the edge of the Phoenix Park, with the Luas at Broombridge. Cabra is a long-tenancy area, and that suits most landlords.
Letting in Cabra
We are a Dublin agency with our people in the city, so Cabra is a short drive rather than a line in somebody's portfolio. We can be at the property this week, and when something goes wrong there is someone to send.
Renting in Cabra
Cabra is a large, established residential area running from the North Circular Road up towards the Navan Road and Broombridge, and it lets to people who intend to stay.
The housing is mostly local authority and private terraced and semi-detached homes built from the 1930s through the 1950s, with consistent two and three-bed layouts and decent gardens. There is newer apartment and duplex development around Broombridge and along the Navan Road corridor.
Transport is the area’s strongest card: Broombridge is the terminus of the Luas Green Line and a commuter rail stop, which puts the city centre within easy reach without a car. The Phoenix Park is on the doorstep, and the bus corridors along the North Circular and Navan Road are frequent.
What that means for a landlord here
Cabra attracts working households and families rather than short-stay sharers. Tenancies tend to run long, which means fewer voids and less re-letting cost, but it also means the rent you agree at the start matters even more — in a Rent Pressure Zone you can only review it once a year, within the cap.
Houses of this vintage need honest assessment before letting. Heating systems, windows, insulation and BER all affect both what you can charge and whether the property meets the minimum standards for rented accommodation.
What rents look like around here
Daft’s Q1 2026 Dublin city centre figures put a three-bed house at roughly €3,207 a month and a two-bed at about €2,574. Cabra generally lets below those, which is much of its appeal to landlords — the entry price is lower and the demand is steady family demand rather than short-stay churn. A regional asking rent is the wrong benchmark for a Cabra terrace. What a comparable house on the same road actually let for, and what condition it was in, is the right one.
